According to the Foundation for Community Association Research ’s 2021 report, Attracting Talent to the Community Association Management Industry , more than 26% of the nation’s housing stock is part of a community association. In states like Florida and California, that figure is upwards of 50%.

A couple of notes to back this up: CINC’s latest state of the industry report said “staffing issues including staff burnout” and “recruitment” were cited as growing concerns for management companies. I lived in California and Florida, so they are pretty stringent when it comes to the frequency of reserve studies and all that.
